Since 27 July 1995, when the business was registered with ACRA (UEN 52804209B). That is over 31 years.

Is LING-E Civil Engineering registered with BCA?

Yes. We are on the BCA Contractors Registry under workhead CR06, Interior Decoration & Finishing Works, at Grade L1, valid until 1 November 2027.

Where is your office and which areas do you cover?

Our office is at 3C Guillemard Road, Singapore 399684, near Mountbatten MRT. We take on projects across Singapore.

How do I get a quotation?

Call +65 6356 6943, message us on WhatsApp, email support@lingecivileng.com or use the enquiry form. Photos or drawings help. We then arrange a site visit and send an itemised quotation.

Do you work for main contractors and ID firms?

Yes. We take on defined packages such as painting, ceilings, partitions and plastering. Send us the drawings and scope.

Is the site visit free?

Yes. We visit the site, discuss your requirements and then prepare a quotation at no charge.

What should I send with my enquiry?

The address or area, a short description of the work, photos of the site and any drawings you have. Your preferred timeline helps too.

Do you handle permits and submissions?

Submissions for structural and A&A works are made by your Qualified Person (QP). We work with your QP and provide the site information needed. For fit-outs we work with the building management on their approval process.

How do I check that a contractor is legitimate in Singapore?

Check the company’s UEN on ACRA’s BizFile+, its BCA registration in the BCA Directory of Registered Contractors, and ask for examples of past work. Our UEN is 52804209B.

Can I contact you on WhatsApp?

Yes. WhatsApp +65 6356 6943 with your project details and photos and we will get back to you.

Painting Works

How much preparation does a good paint job need?

Most of the quality comes before the first coat. Furniture and floors are covered, switches, frames and windows are taped, cracks and holes are filled and sanded, and stained or new surfaces get a primer or sealer. Only then do the finishing coats go on. Skipping preparation is why cheap paint jobs peel, crack or show patches within months.

Do I need to move my furniture out?

No. We move what is needed to the centre of the room and cover everything with plastic sheets and tape. Floors are protected with covering sheets until we hand over.

Can I see the colour before you paint the whole room?

Yes. We paint sample patches of the colours you shortlist directly on your wall, so you can check them in daylight and at night before choosing.

How long does painting a whole flat take?

It depends on the size of the home, the condition of the walls and how many colours you choose. We give you a realistic schedule with the quotation after a site visit.

Do you paint doors and metal grilles?

Yes. Wooden doors and frames, metal gates and window grilles are prepared and painted with paint suited to the surface, not with wall paint.

How is the price worked out?

After a free site visit we send an itemised quote that lists each area, the preparation needed, the paint system and the number of coats.

False Ceiling Works

What is a false ceiling and why install one?

A false ceiling is a second ceiling hung below the concrete slab on a metal frame, usually finished with gypsum board. It hides pipes, ducts and wiring, gives a clean flat surface for downlights and air-con grilles, and can be shaped into bulkheads, L-boxes or cove lighting. Access panels let technicians reach the services above without breaking the ceiling.

Which board do you use in toilets and kitchens?

In wet and humid areas we use moisture-resistant gypsum board, and we make sure the space above has access for maintenance.

Can you add cove lighting or an L-box?

Yes. We build L-boxes, bulkheads and cove lighting troughs to your design and leave the openings ready for your electrician.

Will there be an access panel for the air-con?

Yes. We plan access panels wherever fan coil units, valves or pipes need servicing, so the ceiling does not have to be cut later.

Can you repair a stained or sagging ceiling?

Yes. We cut out the damaged section, fix new board, joint and skim coat it, and repaint so the repair blends in. The leak above should be fixed first.

Do you also paint the ceiling?

Yes. We can joint, skim coat and paint the new ceiling in one job, so one team is responsible for the finished result.

Drywall Partition Works

Why use a drywall partition instead of a brick wall?

A drywall partition is a light wall made of gypsum boards fixed to a metal stud frame. It is faster to build than brick, much lighter on the floor slab, creates less dust and mess, and can hold insulation for better sound privacy. Cables and switches run inside the wall, and the surface is ready to paint once the joints are finished.

Can you work in our office while we stay open?

Yes. We cover desks and equipment, keep the work area closed off, and can plan noisy work outside office hours when needed.

Is a drywall partition soundproof?

With insulation inside and boards on both sides, a partition reduces noise noticeably. For meeting rooms we can add extra layers of board.

Can you hang shelves or a TV on drywall?

Yes, if we know beforehand. We add timber or metal backing inside the wall where heavy items will be mounted.

Do I need approval to build a partition?

Many partitions in offices and homes are simple, but some buildings and HDB flats have rules. We advise on what applies to your unit before work starts.

Can the partition be removed later?

Yes. Drywall partitions can be taken down with little damage to the floor and ceiling, which suits offices that change layout.

Plastering & Skim Coating

What is skim coating?

Skim coating is a thin layer of plaster or compound spread over a wall or ceiling and sanded smooth. It hides uneven plaster, board joints, small cracks and old repairs, so the paint on top looks flat and even. It is the step between rough walls or new boards and the final paint.

Do I need skim coating before painting?

Not always. If the walls are smooth, filling a few holes is enough. We recommend a skim coat when walls are uneven, patchy or have many cracks.

Can you fix cracks that keep coming back?

We find out why the crack appears first. Hairline cracks in plaster can be repaired; structural cracks need an engineer's advice before any cosmetic repair.

How long must skim coat dry before painting?

Thin coats usually dry within a day, depending on humidity and ventilation. We sand and prime once the surface is fully dry.

Is skim coating messy?

Sanding creates fine dust, so we cover furniture and floors, close off the area and clean up at the end of the job.

Can you repair walls after an electrician or plumber?

Yes. We patch chased walls and openings left by other trades so they can be painted without marks.

Renovation & A&A Works

What are A&A works?

A&A stands for Addition and Alteration. It covers work that changes or adds to an existing building without rebuilding it, such as removing or adding walls, extensions, new floors, structural strengthening and façade changes. Some A&A jobs in Singapore need plans submitted by a Qualified Person (QP) before work can start.

Can you handle the whole renovation?

Yes. We plan and coordinate the whole job, carry out the building and finishing works ourselves, and schedule specialist trades such as electrical and plumbing.

Do I need a permit for my renovation?

It depends on the work and the building. Hacking walls in HDB flats, for example, needs HDB approval, and some A&A works need a QP submission. We tell you what applies before you commit.

Can we stay in the home during the renovation?

For smaller jobs, often yes, by working room by room and keeping areas protected. For larger jobs we will tell you honestly when it is better to move out.

How do you keep the renovation on schedule?

We agree a programme with milestones before work starts, order materials early and update you with photos as the work progresses.

Do you give a warranty?

We rectify defects that come from our workmanship. The terms are written into the quotation so you know exactly what is covered.

General Building Works

What does a general building contractor do?

A general building contractor takes responsibility for the whole construction job. That means planning the works, coordinating every trade, managing safety and quality on site, and handing over a finished building that matches the approved drawings. You deal with one company instead of many separate subcontractors.

Do you work with our architect and engineer?

Yes. Building jobs are usually designed by the owner's architect or Qualified Person (QP). We build to their drawings, raise questions early and keep them informed.

What types of buildings do you work on?

Landed houses, shophouses, small commercial buildings, and factory or warehouse extensions. Send us your drawings or a description and we will tell you honestly whether the job suits us.

How do you price a building project?

After a site visit and a review of the drawings, we send an itemised quotation that breaks the cost down by trade and stage, so you can compare it line by line.

How do you manage safety on site?

Every site has a risk assessment, toolbox briefings and supervision. Our practices follow Singapore's Workplace Safety and Health (WSH) requirements.

How long does a building project take?

It depends on size, approvals and design. A realistic programme with milestones is part of our quotation once we have reviewed the drawings and the site.
